Reinstatement
Pay all past-due amounts in one payment and restore the loan
What this option is
Reinstatement means paying the entire delinquency — missed principal and interest, late charges, escrow advances, and foreclosure fees and costs — in a single payment. In California you generally retain a statutory right to reinstate until five business days before the trustee sale.
How it works

You request a written itemized reinstatement quote from the servicer or, after a Notice of Default is recorded, from the trustee.

The quote carries a good-through date. The amount increases after that date because fees and interest continue to accrue.

You deliver certified funds or a wire exactly as instructed, before the stated cutoff time on the good-through date.
- 4
The default is cured, the foreclosure is cancelled, and the loan returns to its original terms and payment.
Eligibility considerations
These are the factors servicers weigh. They are considerations rather than a guarantee, and investor rules vary by loan type.
- Access to the full reinstatement amount, whether from savings, family assistance, a retirement withdrawal, a HELOC, or a state assistance program.
- You are still within the statutory reinstatement window, generally more than five business days before the scheduled sale.
- Ability to sustain the regular payment going forward, since reinstatement restores the original payment.
Required documents
Submit every page of every document. Incompleteness, not ineligibility, is the leading cause of denial.

Cautions and common traps
- Never send funds without written instructions obtained directly from the servicer or trustee. Wire fraud in foreclosure is common and irreversible.
- Personal checks are generally refused. Expect certified funds or a wire.
- Inside five business days before the sale, most servicers will accept only the full payoff, not the reinstatement amount.
- Confirm in writing that the foreclosure has been cancelled after your funds are applied. Do not assume it.
