Stage 4 of 5 · Foreclosure Help
Postponed Trustee Sale
The trustee has postponed the auction. A postponement is temporary and can be short. Confirm the new date in writing and use the extension to close a permanent resolution.
What this stage means
Postponements are usually announced verbally at the sale location or granted at the beneficiary's request, and no new notice is recorded for many of them.
A postponement is not a cancellation. The trustee may reset the sale to a date as little as one week out, and California law limits how long a sale may be postponed by announcement before a new notice becomes necessary.
Verbal postponements are frequently not reflected on trustee websites for several days. Only written confirmation from the trustee is reliable evidence.
If the postponement was granted because a loss mitigation review is open, the review must stay complete and active. A missing document can end the protection and restart the sale.
Key dates and deadlines
Write these on a calendar today. Business days exclude weekends and holidays, which compresses your window more than a calendar count suggests.
| Milestone | What it governs |
|---|---|
| Date of postponement announcement | Record who announced it, at what time, and the stated reason. |
| New scheduled sale date | Verify directly with the trustee and re-verify weekly until resolution. |
| 5 business days before the new sale date | The reinstatement deadline resets to the new date. Recalculate it. |
| Weekly re-verification | Call the trustee every week. Sale dates change without notice to the borrower. |
