What to say when you call the trustee
The trustee controls the sale calendar, issues reinstatement figures, and announces postponements. The servicer tells you where your application stands; only the trustee tells you whether the auction is still happening. Work through these questions in order and write down every answer.

What actually stops a trustee sale
Only a short list of mechanisms genuinely halts an auction. Everything else — a pending application, a submitted complaint, a phone conversation, a promise from a third party — may help your case but does not stop the sale. Match your funds and your timeline to the mechanisms that are still realistically available.
