What we do, what we do not do, and how we handle your information

Read this in full before submitting an application or uploading documents. The limitations described here are material to how you should use this site.

Scope of services

Global Estate Hub Societies is a 501(c)(3) nonprofit public charity. Our loss mitigation program provides borrower education and administrative assistance in assembling, organizing, and submitting loss mitigation packages to mortgage servicers. We act in a document-coordination and advocacy capacity only.

We are not attorneys and do not provide legal advice or legal representation. We are not a mortgage servicer, lender, trustee, escrow company, or real estate brokerage. We do not modify loans; only your servicer or investor can approve a modification, repayment plan, forbearance, short sale, or deed in lieu.

No outcome is guaranteed. Submitting a complete loss mitigation application does not automatically stop, postpone, or cancel a foreclosure or trustee sale. Deadlines in foreclosure are strict and largely governed by state statute and your loan documents. If your home is scheduled for sale, you should also consult a licensed California attorney and a HUD-approved housing counselor immediately.

No guarantee of outcome

We cannot and do not guarantee that a loan modification, repayment plan, forbearance, reinstatement, refinance, sale, short sale, or deed in lieu will be approved. Those decisions rest solely with your mortgage servicer, the investor that owns your loan, any mortgage insurer, and in some cases junior lienholders.

We cannot postpone, cancel, or stay a trustee sale. Only your servicer, the trustee, a court of competent jurisdiction, or the automatic stay arising from a bankruptcy filing can affect a scheduled sale. Submitting an application, uploading documents, or corresponding with us does not suspend any foreclosure deadline.

Business-day countdowns, deadline calculators, and stage guidance on this site are estimates provided for planning purposes. They cannot account for court holidays, bank cutoff times, local practice, or the specific terms of your loan documents. Always confirm every date in writing with your servicer and your trustee.

No fees to homeowners

Global Estate Hub Societies does not charge homeowners for loss mitigation assistance. We do not collect advance fees, application fees, retainers, success fees, or any other payment from borrowers in connection with this program.

California law generally prohibits collecting an advance fee for loan modification or foreclosure consulting services before those services are fully performed. If any person or company asks you to pay up front to negotiate with your lender, treat that as a serious warning sign and verify their licensing before proceeding.

You should never make mortgage payments to any party other than your servicer of record, and you should never transfer title to your property to anyone promising to stop your foreclosure.

Privacy and information handling

We collect the information you provide through intake forms, the loan modification application, uploaded documents, appointment requests, and portal messages. We collect it for the purpose of assisting you with loss mitigation and for no unrelated commercial purpose.

Where you authorize it, we share information with your mortgage servicer, the trustee administering your foreclosure, and other parties necessary to advance your case, such as escrow or a HUD-approved counseling agency. That authorization is documented in your application and may be revoked in writing at any time.

We do not sell your personal information. We do not share your information with lead generators, investors seeking to purchase distressed property, or marketing partners.

Uploaded documents are stored in access-controlled cloud storage. While we apply reasonable safeguards, no method of transmission or storage is completely secure, and you should not transmit information you are unwilling to have stored electronically.

You may request a copy of the information we hold about you, request correction of inaccuracies, or request deletion of your case file by contacting us at the address or email below. Certain records may be retained where required for recordkeeping or where a matter remains open.

Communications consent

By submitting a form on this site you consent to be contacted by email and telephone regarding your request. Message frequency varies with your case activity. You may withdraw consent at any time by replying to any message or contacting the office directly.

Portal messages are reviewed during business hours and are not monitored continuously. Portal messaging is not an emergency channel. If a trustee sale is scheduled within ten business days, call the office and contact your trustee directly rather than relying on a message.

This site references government agencies, regulators, counseling organizations, and other third parties for your convenience. We do not control those organizations, we are not affiliated with them, and we do not endorse or guarantee any content, service, or outcome associated with them.

Contact information and program details for third parties change. Verify current information directly with the organization before relying on it.

Accessibility

We aim to make this site usable by everyone, including homeowners using screen readers, keyboard navigation, or magnification. If you encounter a barrier that prevents you from accessing information or completing a form, contact us and we will provide the information or take your intake by another method.
